The Title Company initiates an order with a vendor, who performs a 60-year search on the property.

Ordered upon specific request; Not insurable under your policy however discloses pertinent information such as legal occupancy or housing violation(s).
Turnaround time varies by Town/County; Average of 3 weeks.
ANALYSIS OF HISTORY/INSURABILITY
Records found are dissected to ensure you are Absolutely Clear. Mortgages, deeds, property lines and possible liens are all verified and a list of items needed for clearance is created.
PRODUCTION
The analysis is sent for compilation of your Title Commitment. A trained typist puts together all the parts that make a "title report". It is then proofed & distributed to all parties involved via email.

The Title Agency, attorneys for the Buyer(s), Seller(s) and Lender(s) work together to clear you to close. Your Title may be clear well before your mortgage or vice versa. Every property & transaction is unique.
CLOSING DAY
A Title Closer will attend your closing. They are responsible for identification and payoff verifications. The Title Closer also confirms that all recorded items are legitimate and all dues are collected. The post-closing work continues but at this point you are ABSOLUTELY CLEAR!
KEEP YOUR POLICY SAFE
It is proof you have received a clear title. Scan & save for dual security. Be sure to leave your closing with your policy, a copy of your deed and keys!
